In 2022, a California-based developer contracted Phoenix Power Stone to supply natural stone for a 220-unit luxury residential complex in Orange County. The project required stone for three applications: kitchen countertops in every unit, bathroom vanity tops, and paving for shared outdoor amenity spaces including a pool deck, BBQ area, and courtyard.
The developer had previously sourced stone from three different suppliers and was frustrated with inconsistent quality and late deliveries. They came to us looking for a single supplier who could handle the entire stone package.

Challenges & Solutions
Challenge 1: Two-Tier Product Specification
The developer offered two kitchen tiers: standard units with Absolute Black granite and 40 premium penthouse units with White Macaubas quartzite. The quartzite slabs needed to match in veining pattern — buyers of $2M+ penthouses notice details.
Solution: We sourced both materials from our own inventory. For the quartzite, we selected 12 sequential slabs from a single block and book-matched adjacent slabs for maximum visual continuity. Each slab was photographed and catalogued so the developer could track which slab went to which unit.
Challenge 2: US Customs Clearance
With 22 containers crossing US customs, any documentation error could cause port delays and cost the developer thousands per day in construction loan interest.
Solution: We worked with the developer's nominated US customs broker to pre-file all documentation. Each container's commercial invoice listed the exact HTS code (6802.93 for worked granite, 6802.91 for marble/quartzite). Certificates of origin and ISPM-15 fumigation certificates were included in every shipment. All 22 containers cleared customs without a single hold.
Results
- All stone delivered in four phases aligned with construction milestones.
- Less than 0.3% material waste due to breakage (industry average: 2-3%).
- Developer reported zero homeowner complaints about countertop quality at handover.
- Contract renewed for a second development in 2024.
