Project Overview

In early 2023, a Dubai-based construction group awarded Phoenix Power Stone a contract to supply natural stone for a new five-star hotel in Dubai Marina. The project required 8,500 square meters of stone across three material types, with delivery phased over six months to align with the construction schedule.

The scope covered lobby flooring, guest bathroom vanities, corridor wall cladding, and outdoor pool deck paving. The architect specified a consistent color palette across all areas — warm beige and cream tones with dark accent pieces — requiring careful batch matching across multiple container shipments.

Challenges & Solutions

Challenge 1: Color Consistency Across Shipments

The architect required all lobby marble to come from a single quarry block to ensure uniform veining and color. With 3,200 sq m needed, this meant securing a large, consistent block and processing it sequentially.

Solution: We reserved a 22-tonne Crema Marfil block at our partner quarry and processed the entire lobby order in a single production run. Before cutting, we dry-laid sample tiles across a 10 sq m area for the architect's remote approval via video call. All 14 containers were loaded from the same production batch, ensuring zero color variation.

Challenge 2: Tight Installation Window

The hotel's grand opening was fixed for December 2023. Stone for the lobby had to arrive by May to allow six months for installation and finishing. Our standard production lead time was 25 days — leaving no room for delay.

Solution: We added a second shift for the lobby marble order, completing production in 18 days. Containers were shipped via direct Qingdao-to-Jebel Ali route (18 days transit) rather than transshipment via Singapore (which would have added 10-12 days). All lobby stone arrived on site by April 28 — ahead of the May deadline.

Challenge 3: Outdoor Stone Specification

The pool deck required slip-resistant paving rated for 50°C+ surface temperatures and occasional exposure to chlorinated pool water. Standard polished granite would be dangerously slippery.

Solution: We supplied G654 granite with a flamed finish, which creates a rough, naturally slip-resistant surface. Flamed granite also stays cooler underfoot than darker stones in direct sun. Test certificates for slip resistance (ASTM C1028) and water absorption (ASTM C97, 0.18%) were provided with the shipment.

Results

  • All 14 containers delivered on or ahead of schedule.
  • Zero material rejected during site inspection.
  • The hotel opened on schedule in December 2023.
  • The client placed a follow-up order in 2024 for a second hotel project in Abu Dhabi.
